Representation Summary:

My comments relate to the proposal of 960 homes to be built on the land in streetly/pheasey broder.
A total of 42 hectares of land is to be turned into concrete to build homes on an already busy/over crowded housing estate. There are already problems getting children into surrounding schools, no doctors app's, severe traffic issues on Queslett road and only one park/ area of greenland for the Pheasey residents. Since lockdown, more and more people are out walking and enjoying the fresh air and you are planning to take that away and for us to have more fumes/cars and homes on an already cramped housing estate! People specifically invest in houses on the Pheasey for the green spaces surrounding it!

Objection - Queslett Road East, Aldridge Road

Local services eg. GP's will be overstretched. Can't get GP appointments Now!

Local roads especially at peak times are already really busy around this area.
Roads around schools when parents drop off children are always chaotic & Busy already!
With 960 new homes built and at least 2 people per home that will mean a lot more congestion on the roads.
This will make Streetly a less desirable place to live!

It would put pressure on our existing schools and doctors surgeries, and create a lot more traffic on the roads, besides losing our lovely countryside.

I strongly object to the erection of over 1400 dwellings on the Queslett Rd from Doebank Lane to Aldridge Road. We should be considering the natural environment and conserving open land especially in what is already a built up area. There will be insufficient schools in the area and facilities in general not to mention the additional traffic implications.

Queslett Road East / Aldridge Road
Where do I start? This is wrong for a number of reasons.
The sheer volume of extra traffic that would be created by 960 houses being built would have the effect of causing chaos at already busy junctions such as the Scott Arms and Asda island. This would have a knock on affect on surrounding roads including the Park Farm estate, making it very difficult to actually exit the estate.
There is a lack of facilities such as doctor surgeries / supermarkets etc to cope with the extra people who would be living in the area.
We have all seen, due to the pandemic, how important it is to maintain greenbelt land for our mental well being to do this now and destroy natural habitat and wildlife is beyond comprehension.
The area will eventually end up being turned into one big conurbation, with it becoming a superb of Birmingham!

I Object to the development of any Green Field site for housing development. The Areas of:
Queslett Road East/Aldridge Road, Calderfields/Aldridge Road, Sutton Road/Longwood Lane

All of which surround Urban Housing Areas - Brown Sites should 1st be investigated, we all witness
dilapidated & empty Factories.

I refuse to accept the idea of development in OUR GreenBelt, this land provides leisure areas for young and old residents, generates much of the fresh air and assists in the reduction of CO2.

Local Facilities Are already overloaded:

Commuter Traffic already overloads our local roads, and create pollution.
Existing Facilities such as Schools & Doctors are overcrowded - Extra Housing will not ease the burden on roads, schools, and health care, But will destroy the existing environment.

The Hundred Acre Site was not well developed, small gardens

I am writing to object to the development on land in Streetly - Queslett Road East. Aldridge Road.
This is a very large development of houses on green belt, it is a marked boundary between Walsall and Birmingham. If this development take place it will mean the whole area merges into one and becomes one big sprawl. The open spaces allow for wildlife, birds and insects to thrive. It ensures there is some local countryside. There is a lot of derelict land in Aldridge, ex factories etc. which should be built on first.
There are not enough school places locally, either for secondary or primary pupils. The Doctor surgeries are also stretched at the moment. The increase in traffic would be a problem and add to local pollution. I suggest that Green belt Land should be protected at all Costs. I hope that local peoples views will be taken into consideration in these plans.

Queslett Road East/Aldridge Road & Sutton Road/Longwood Lane.

One of the nicest things about living where we do is that we are 5 mins from the Country & 20 mins from the towns. We a close to nature wildlife, beautiful open spaces. The area where we we live is great to bring up children, lots of open spaces for them to explore. Why are you trying to take this away? The reasons in the booklet are not enough. Why are you trying to cram us in like sardines? Andy Street promised he would protect the green belt land, the wide open spaces, he built his campaign on this, but he's letting it go, its a disgrace.
The schools in the area are already full to capacity, what schools will they go to? this will inpact people across all areas as children get pushed further & further out.
Traffic, adding these houses will make this area like a city, motorists already use it to cut through from different areas because of how close we are to the motorway. There are pockets of areas on the estate where traffic is high (Asda, Queslett for example) and these houses will make these matters on our busy road, frankly horrific. Where is increased this will obviously increase accidents, not only for motorists, but pedestrians to.
I would urge you to re-think your Black Country Plan & the effect it will have. Many many residents feel like this and its all in aid of quality of life for ourselves, our children & the their children. Please do not built these houses.

I wish to strongly object to the building of houses on this site.
Green belt land is protected and you can't just change the rules to suit the books. We do not need all these houses to be built here. Whats the mayor doing about it.
There is no infrastructure to support the thousands of extra people it would attract or their vehicles.
The doctors/schools are over subscribed now and children can't get first choice at schools. You can't get a GP appointment and the road are constant traffic jams especially at Asda on Queslett Road.
Build on brown site land, Beacon Rd at Moreton Ave has been derelict for years.
Leave our Green Belt land alone!

I would like to lodge my objection at the proposal to develop hectares of land on the Queslett road East/ Aldridge Road Streetly. I'm yet to be convinced of the benefit of using the green space that these areas provide to build yet more houses on, when it seems that other brown sites have not been considered.

Your document makes reference to making improvements to the Black country area that has significant rates of social deprivation, lack of education and health problems which simply will not be rectified by housing being built upon green spaces that are used by the local community.

We are a community that prides itself on our green spaces that are used not only for exercise but for mental well being in being out amongst nature alongside the natural habitat for the native animals to the area.

More houses will simply have a more devastating impact upon an already stretched NHS services inclusive of GP practices and local hospitals but also upon overly subscribed schools making it even more difficult to obtain school places for our children.

The level of traffic congestion is already substantial around the Great Barr area due to the ever expanding area of Perry Barr for it now to be further by more houses meaning more vehicles on the roads leading to poorer air quality that cannot be absorbed by the green spaces.

i do not support more houses on this green space and feel that the easy option has been sought when there are plenty of brown sites that are former factory site that could be redeveloped to fit the needs of the housing scheme that should be considered.

I am writing to formally object to the Queslett Road East/Aldridge Road site consisting of 42 Hecters to provide a proposed 960+ homes.
The proposal of such a development will have a significant negative impact on the area with more pollution as 900+ houses mean 1800 additional cars, resulting in more road traffic, more pollution, less wildlife and more road traffic accidents, the proposed site is very close to several primary schools. The traffic on Queslett Road is already unacceptable due to people commuting to work and shoppers at the weekend. Any additional traffic is untenable.
There is already planning permission for additional homes to be built on the dairy farm site on Doe Bank Lane and Fox Hills equestrian site both sites are less than a mile from this Queslett Road East site. As such the area would be saturated with new development that would impact greatly on the mental and physical health of the residents living on these and close to the Green belt boundary lines. As these developments have already been passed by planning the Queslett Road East site should be removed from this and any future strategy. The area will be greatly harmed if all these sites go ahead. Once the Green belt is gone its gone forever.
Residents on Doe Bank Lane paid a premium of 30 K plus to buy their homes because of the view and health benefits living on a Green belt boundary gives you. What compensation will these home owners receive. Home owners expected and were informed that green belt land would always be protected from any developments, this was stated many times by the MP.
I understand that new homes are required but to saturate one area within 1 mile of each other is uncaring and irresponsible to the people and environment. Brown field sites should always be used first, if additional homes are still required then building should commence inside the Green belt away from the boundaries far from existing homes so that all can gain the benefits to their mental and physical well being by living by green belt.
Any green spaces within a development only serves that development, the loss of the green spaces to those living on the boundary of the green belt are not considered within this strategy

I strongly object to the building of houses on the green belt land at Queslett Road East/ Aldridge Road

The area is known for its farmland & Greenfields. If you build on this land where will you stop. All of the greenfield areas will be gone and we will be stuck in a concrete jungle.

There are other brownfield sites that you can build on.

Also if you do build these houses where will all the children that move to the area go to school? The local school are already full. It will also significantly increase traffic in the area. Which will do noting for our carbon footprint

Queslett Road East/Aldridge Road

The proposed development will be detrimental to our area for many, many reasons.

1. Schooling - the area has schools which are already vastly oversubscribed.
2. Transport - Traffic along the Aldridge Road is already bad enough and surrounding areas are affected by traffic.
3. Road Safety - my own children have almost been hit by speeding cars on Queslette Rd and Aldridge Rd - we do not need more local traffic.
4. This is NOT Brownfield site - we need to keep our greenbelt for Quality of Life, for wildlife, for our climate, to maintain our farms, farmland and jobs associated with farming.
5. Pollution from 960 + cars.
6. We already have poor public transport links.

This development should not go ahead, this is a Black Country Plan - this has never been considered Black Country. Its been a neglected area for years as we have never had collaboration between Walsall and Birmingham to put in appropriate road safety measures for our children and now your plan to destroy the greenbelt!

There is already very little left of the Greenbelt and what does remain I believe should be preserved. The land which runs between Doe Bank Lane and Aldridge Road is farm land should and remain as this, providing a source of crops and harvest. It is an essential area for wildlife to habitat in. It also exists as a floodplain for water running all the way from Barr Beacon, removing this area could cause damage to pre-existing homes when there is excessive rainfall has nowhere to go. Amenities are already stretched in the area as it is so additional homes and people will only stretch facilities more and worsen every bodies quality of life.

Representation Summary:

This objection relates to the proposed site development at OUESLETT ROAD EAST L ALDRIDGE ROAD, STREETLY, (COLUMBIA PARK - ALDRIDGE ROAD) - WAH 246,

I wish to strongly object to this proposed development for the following reasons.

The site is designated green belt land which is currently used for agricultural purposes;

The development of this many houses is likely to add a population of about 4000 people. The additional pressure placed upon existing schools, doctors, nurseries, hospitals and roads will have a very detrimental effect.

Doctors' facilities in the area are already overwhelmed. Adding additional patients to their lists will mean longer wants for all and a poorer quality of service.

960 house is likely to generate somewhere in the region of 1000-2000 additional vehicles from this site. Most households have at least one vehicle many have 2 or more.

The loss of the land and substituting it with houses, people, cars , gas boilers, additional waste, more pressure on water supplies, the need to generate additional electricity and the extra emission of CO2 will all have a deleterious effect upon everyone who lives, works and plays in the area.

By building houses on this land, one objective may be fulfilled, i.e. providing more homes for people, but the adverse consequences far out weighs this.

There are many brown field sites within the Black Country which have been an eyesore for decades. Development of these must be a priority before any green field sites are consider for use for housing development.

Representation Summary:

Planning Ref 21/1298 Site location at Queslett Road East, Doe Bank Lane & Aldridge Road Streetly.

I wish to register my objection to the above housing development plan.

1. Some of the land included in the plan is designated as a local nature reserve. This land forms a corridor between Barr Beacon and Sutton Park allowing wildlife passage to and from these areas for their safety and for them to rest. There are many species of birds on this land that are on the Red List as well as bats, insects and flora.

2. The noise and disturbance created by builders will have an adverse effect on the general population around the area and will also impact their mental health. The area is prone to flooding and this will be exacerbated by removing field which assist with drainage.

3. The infrastructure in this area is already overloaded, a new housing development will add to this overload and will require additional facilities such as Doctors, Dentists, schools, utilities etc., which have not been included in the plans.

4. The roads around this area are already congested particularly in rush hour, new housing will mean extra vehicles contributing to more congestion. Our air quality will also be at risk, particularly if trees and green land is removed and residents trade their front gardens for block paved drives.

5. We must encourage the use of derelict brown sites and other urban land which land owners are holding on to cash in on the rise of land prices. We are always here on the TV about the amount of empty and derelict properties across the country, could these not be renovated and put to good use?

6. This affects not just those in the Walsall area but those on the border in Birmingham too!

The principles of Green Belt land is to
Safeguard our country side and its native wildlife and flora.
Check unrestricted sprawl of large built up areas and prevent neighbouring towns merging into each other.
The consultation process is flawed, discriminatory and underhanded. Residents did not know about the plan until late in the consultation. Many people do not have access to the internet so are discriminated against. The councils are able to send out council tax notices, so why were letters not sent to households informing them of the plans.
Once the Green Belt is gone, there is no turning back and its gone for good

IMLand's proposal is to 'create a new neighbourhood' by building houses on green belt land, avoiding the creation of any infrastructure to support the new residents regarding access to healthcare, schooling etc.
Their 'green area' is a hilly part of the site beneath massive electric pylons. Which would be costly to even attempt to build on.
This development will not give new residents 'health & wellbeing gains' because they will be destroying the very thing that makes them possible.
I fear about traffic problems at 900 houses will probably have 1,000 cars with poor access to the site.
Local buses are infrequent and we have no access to trains in this locality. Traffic queues are a daily problem already on Aldridge Rd and Foley Rd.
Surely smaller developments would benefit everyone as we would all be able to benefit and keep our green belt safe.

Opposing Green belt housing plan Doe Bank Lane B43/Aldridge Rd Streetly B74
> I am completely opposed to the plans to build on green belt sites on the Doe Bank Lane/ Streetly border.
> As a resident of Streetly the infrastructure of school, shops and Medical practices are completely overwhelmed as it is & adding to it does not constitute a positive move forward. Having lived in this area all my life, my brother when younger suffered from very band chest and breathing problem. It was advised by our doctor then that this area was the best place for him as the air was better for him due to the estates being surrounded by green belt. With more people suffering with their health with chest problems now surely building on this land will cause more pollution which will make a drastic affect on their health. Also we have lots more people suffering from mental health problems in these times. Outdoor green surrounding are important for peoples well being. Destroying the surrounding green natured area would be a tragedy for mental health. There are lots of derelict factory’s and brown field sites around the area surly it’s would be better to use these.
> One of the reasons I choose to live in Pheasey/Streetly is because of the green belt areas.
> The country is urged to go green, how on earth is this a step forward?

Draft Black Country Plan

Representation ID: 15651

Received: 08/10/2021

Respondent: Mr Charles Thomas

Representation Summary:

Having read the "BLACK COUNTRY PLAN" planning for the future of the Black Country my wife and I wish to object most strongly to the draft proposal to build up to 960 homes on the GREEN BELT land on the Aldridge Road / Queslett Road East. In addition to that we object also to the proposal to build on GREEN BELT land up to 7000 homes in the Aldridge Brownhills constituency.
The area of Streetly - Aldridge is already poorly serviced in terms of amenities, public transport and schools. The proposal to build these homes would put a catastrophic burden on the local community. I would have thought the Black Country has more than it's fair share of BROWNFIELD SITES to choose from! Change the strategy - BROWNFIELD SITES for homes, keep off the Green Belt! Attached are the homes of those people who agree with the above comments and objections, all of whom value our green spaces!
