Respondent: Mr John Cooney

Representation Summary:

The proposed development at Vicarage Road, Coronation Road and Mob Lane will turn an already over used residential road in to a major and unsafe road.

Bottle necks caused by traffic diverting around the green way and to canal crossings mean that Coronation Road is already an extremely busy cut through that poses a risk to motorists and pedestrians.

Additional houses and the purposed improvements to Green and Mob lane would force more traffic to be diverted down Coronation Road which cannot be widened without knocking down existing homes.

i object to the proposed use of green belt land WAH238 at Vicarage Road/Coronation Road, High Heath i moved to the area in december 2020 due to its appeal as a more relaxing area to live, having endured nuisance neighbours in my old house i enjoy the wildlife and birds and the fact that we are not overlooked, it is a joy to walk over the fields and to be close to nature.

sewers run under my property and it is at capacity now, dont think it would handle more volume.

Traffic is already impassable with tailbacks from Vicarage – Mill Road - Coronation Road. The inclusion of a further 713 households’ cars will make the entire area gridlocked without any new road and pavement infrastructure implemented. Moreover it would also require the widening of pavements to make them safe for pedestrians with increased traffic flow (currently the pavement either side of the bridge is barely wide enough for one person to walk let alone allow for the use of pushchairs/wheelchairs/mobility scooters). This stretch of land is classified as common land so this will not be achievable, and therefore dangerous.

WAH238 / WAH240 - object to development on environmental grounds. It will devastate a much valued historic green space that is a valuable wildlife habitat. A total of 763 homes at 2 cars per house hold will have a major impact with increased air pollution and extra pressure on already congested road junctions that are clearly unsuitable to increased traffic levels;Coronation rd/Fordbrook lane and also Mob lane/Green Lane which really are 'lanes'. all of these junctions are already under pressure from both commuter and School traffic at peak hours.

Development on this site would cause devastation to the local area in terms of;
Wildlife -creating a bottle neck along the greenway for movement of deer up to Cannock chase and destruction of indigenous bat, butterfly and bird species in the area.
Loss of direct access for recreational open nature space users.
Traffic- the traffic is already impassable with tailbacks from Vicarage Road – Mill Road and Coronation Road during peak times. The inclusion of further cars will make the area gridlocked without new road infrastructure implementation.

I am objecting to the proposed development at:-
*Coronation Road/ Mob Lane Aldridge North and Walsall Wood Area. 30ha land for 763 Homes *
There is no capacity at Coronation Road for the amount of traffic which this housing plan will cause.
The road is already frequently congested due to school traffic and in many sections is only 1 lane due to roadside parking.
There is not sufficient shop/school/ public transport amenities to accomodate the additional population and traffic.
There are no cycleways in Coronation Road or Mob Lane therefore not even any sustainable transport alternatives for people to use.
This is greenbelt land. We were promised building only on brownfield sites.

SITE NUMBER -WAH238/WAH240
CORONATION/MOB LANE.
I totally object to this planning proposal. This site has been a beautiful area for walkers, Dog walkers and cannot be taken away. I have lived here for [x] years and still enjoy walking in this area. It is clean and safe. The proposal of building on this site is awful and i cannot believe that it could be destroyed after all these years.
looking around the Walsall area there are plenty of derelict sites and building that could be knocked down and the land could be then re-used to build homes etc...
DO NOT TAKE OUR GREEN BELT AWAY.

The proposed development in Pelsall would be a disaster.
The lovely aspect of the village would be lost forever with construction on the roads, more that we have already
This country does not have so much of a housing problem as a people problem, the result of Mass immigration due to bad government from Blair onwards till today
The prospect of the suggested development is utter madness

Representation Summary:

The proposed development of Coronation Road Mob Lane will impact the community in many ways. This will take away walks and trails that have been used for exercise pleasure and mental well being during COVID-19 outbreak. I do not believe the road infrastructure along Coronation Road and Mob Lane suitable due to already excessive congestion. Traffic is badly congested due a number of schools and works commuting impacts on it causing car emissions from stationary traffic for long periods. The land that had been highlighted supports a wide variety of wildlife [Redacted-sensitive information] along with hedgerows which are equally important. The local schools drs do not have any spare capacity waiting list for schools and no appointments for patients of gp's. I oppose these plans on the above points no green belt land should be lost until every piece of brownfield site is used.

As a person born and bred in Pelsall I can't imagine what another 700 houses will do to the environment. The traffic at the moment is terrible, no parking spaces in the village or anywhere else. The houses to be built will probably have two cars, maybe more, what happens then? The junior and senior schools are full and the doctors have problems what will happen to our village and greenland? There are other places to build houses

This green belt is very important to many local residents it is used for relaxation and pleasure it is used everyday by dog walkers and ramblers also bird watchers we have [species redacted] that would be lost where would they go? on the roads to be killed and cause accidents.
Also we would lose a lot of arable land that is used for wheat and vegetables to be grown.
My husband and myself have watched [species redacted] fly back and forth when it is dusk on a warm summers evening from our back window I wouldn't be surprised if there were more than [species redacted]. What a pity to build on this green belt land when there are brown sites to use I object to these plans very strongly when do you call a halt to building on green belt land? This population explosion has to stop we have no more room

I am objecting to the use of Greenfield Sites for this house building project. The reasons for not using green land are obvious and many i.e. loss of farm land, distruction of natural habitat, increased flood risk and environmental degradation. There are S.I.N.C. sites established in Victorian times adjacent to the proposed new housing estate. This new build and its ancillary support systems will inevitably have a damaging effect upon these sites leading to their distruction.
The planning authority are well aware of the objections that will undoubtedly be put forward and undoubtedly will be ignored.
Having to build on greenfield sites is a consequence of the population explosion (55 million 1971 - 70 million 2021) and as long as this problem is not addressed the more green fields will be swallowed up.
This country used to be written and sang about as a green and pleasant land. It is fast becoming far less green and consequently less pleasant.

RE: WAH238 & WAH240
The proposed housing development on Coronation Road/ Mob Lane will have a detrimental effect on the environment. There will be a loss to farm land and public footpaths that are used on a regular basis. This will also have a knock on effect to the wildlife.
The housing development will create a large carbon footprint, which should be avoided where possible to help climate change.
It is accepted that there is a housing shortfall but there are numerous brownfield sites that could be used within the area.

THE PROPOSALS ARE TOTALLY EXCESSIVE AND WOULD DRASTICALLY ALTER THE NATURE OF THE AREA. IT WOULD BE THE "THIN END OF THE WEDGE" LEADING TO FURTHER LOSSES OF GREENBELT IN THE FUTURE.

Why use green belt? Coronation Road is a nature reserve with wildlife newts bats deer geese parrakeets and foxes used by ramblers and dog walkers
Schools oversubscribed as it is also local doctors dentists, emissions are high can't cope with 800 more cars also traffic congestion on Coronation the speed of cars is dangerous as it is increase of council tax to accommodate 800 new houses increase number bin men police fire ambulance why not consider build land already derelict?

Representation Summary:

I object to the development on Coronation Road/Mob Lane because of the following reasons:
1) There is a nature reserve area ecosystem within the area
2) The area identified is a local walking rambling area where [Redacted-sensitive information] and wild birds live
3) The local schools are already oversubscribed
4) The above situation for doctors and dentists also
5) The traffic on Coronation Road is dangerous already it's fast and amount of cars are large due to local school and shortcuts it provides
6) The area identified is flood plain which encourages soil moisture and sediments deposition
7) The farm on site it affects already has good crop production levels
8) The environmental impact of at least 800 plus cars in the area would increase C O2 emissions
9) Possibility of tax increases due to the bigger demand of social housing
10) The demand on our emergency services would increase in the area where there is already little coverage and wait times are long
11) Have you considered alternative areas such as disused pubs?
12) Why have you chosen the green belt?

Objections;
a) York Bridge, Persall - 580 New Homes
b) Coronation Road/ Mob Lane, Aldridge North Waalsall Road - 763 New Homes

Rationale for objections/ doubt & weakness;
* Protect our greenbelt; prevent urban sprawl into areas that are not geared to further development.
* Carbon neutrality; developments do not lend themself to improving and reducing pollution in already heavily residential areas.
* Brownfield sites; little or no evidence of regeneration in more appropriate areas
* Networks; current networks are already at capacity, leveraging these further will create significant adverse impact to residents during and after completion
* Construction; noise, air pollution in heavily residential areas for many years to come
* I am supportive of broader developments - the aforementioned are inappropriate for the local areas. I am prepared to take legal advice.

Coronation road mob lane
this area has been our saviour during the COVID pandemic a really lovely place to be able to walk with family and get some exercise fresh air and feel like you're in the country and you want to take this office
your intention of building more houses in this area that is already having trouble from traffic at major time to the day all the score traffic to and fro all the people working go out and coming home not to mention all the traffic that uses pelsall to go through to get to either auldridge way or bloxwich or off towards the A5 or at cut through to Walsall
our small village already needs its road systems looking at as only one road through this way and too far to go round
please think again

Representation Summary:

Coronation road mob lane 800 plus houses no no no
the road around this site can't cope with 1500 plus pupils and staff from the rejuvenated Shelfield Academy roads and access should already have been looked at these are major roads one of which exits across a raised dangerous canal bridge at Black Cock
An additional 3000 plus people will access these roads and compound the problem when they exit for work each day
where will these people work? not in pelsall Walsall or Aldridge they will have to commute to other areas
Access to A5/A38/A34/M6 and toll road is nearby so air quality in the green lung of Walsall will be spoilt
the wider carbon footprint for this developed in line with the government cop 24 goals
Walsall itself has lots of brownfield sites in walking distance of the town centre public transport network
my partner and I bought this house precisely because of the cycle access to chasewater and Cannock Chase and the benefit of this had been even more justified during Covid especially now we have a child who uses this space too again No No No

I object to all of it, mostly the housing development sites to be built on green belt land. I object to the building on of the sites - Homes Farm (Sandhill), Yieldfields Farm (Bloxwich), Queslett Road East/ Aldridge Road (Streetly), Sutton Road/ Longwood Lane (Pheasey Park Farm), Yorks Bridge (Pelsall), Coronation Road/ Mob Lane (Aldridge North/ Walsall Wood), Calderfields/ Aldridge Road (St Matthews), Bentley Lane (Short Heath), Johnsons Farm, Meadow Farm/ Watling Street (Brownhills)
The reason I object - I think we should be preserving what little there is of green belt land, not destroying by building houses on it. There's no denying we are destroying the world and and acts like this are not helping. I strongly oppose it on ecological grounds, there's no counting how many animals (including bugs and insects) homes will get destroyed in the process and how bad the knock on effect will be for wildlife.
Also I am completely opposed to the cutting down of healthy trees for the same reasons above.
People who do these kind of things have no respect for the life they are destroying why is it never a consideration. I cannot explain enough how against this I am

We wish to object to any plans to 'develop' on over green belt sites named above. As residents of Pelsall we would support efforts to 'save our green belt'. It is completely unthinkable and totally unacceptable to think that these sites can ve developed into houses totalling 1342 homes - there is no infra-structure to support this - the local roads can barely hold traffic in rush hour, schools and doctors are already running at over capacity and extra housing will surely be against the interest of climate change with extra energy needed to supply each and every household and extra vehicles on the roads, including extra pressure on the clean and green services. There is no capacity in Pelsall for any development of this kind.

Representation Summary:

CORONATION ROAD / MOB LANE
Green Lane is narrow, floods and the drainage being ditches it also has a very sharp corner and there are no pedestrian pavements. It is also used as a route to cut out the high street Walsall Wood and numerous traffic lights. It is a very busy lane for its size and condition. The Black Cock Bridge, even when replaced is only going to be a single file bridge. If you lived around here you would have to hear the constant blare of car horns as it is so high and narrow. Building all those houses would put even more strain on the local roads and bridges.
The land around Mob Lane/Coronation Road is good agricultural land and used for growing crops. Building houses would mean less land available for food production.
Building 1,500 homes would put pressure on the area which is already at capacity i.e. school roads.
The buffer zone between here and Walsall would be further eroded. Already it comprises numerous smelly eyesore tips and land intended for clay extraction and then another tip. We have [species redacted] and a variety of birds which would have less room to roam for food and shelter. It is already heavily built up without using what little green belt we have left.
