I am contacting you to object to the proposed housing development on Mob Lane / Coronation Road in Shelfield - Walsall.

The proposed development will not only destroy vital areas of green land but will also put a huge strain on existing services and infrastructure. The addition of up to 763 new houses in this area will completely destroy the village character of Shelfield effectively turning it in to small town but without the necessary amenities that an expansion of this scale would require.

The local road infrastructure is completely unsuitable for a development of the size proposed:

Access from Vicarage Road / Fordbrook Lane is already difficult due to the high volume of traffic that uses this route. This is even more pronounced during rush hour and school pick up / drop off periods where traffic to Shelfield Community Academy already blocks all surrounding roads.

Access from Green Lane is also unsuitable due to the narrow sections of the road and blind T-junction at one end and narrow canal bridge at the other. An increased number of vehicles on these sections will almost certainly cause an increase in traffic accidents and congestion. Recent redirection of bus routes along Green Lane (due to road works) have already proven that this road is unsuitable for increased traffic - with several incidents occurring at the narrow section opposite Saint Marks Church. Any additional access routes from the Pelsall direction will require the destruction of even more green belt land.

The green fields areas that will erased as part of the development are vital to the community with the area currently a popular route for walkers and dog owners. The public footpaths providing access to green areas between Shelfield and Pelsall that are unavailable elsewhere in the local area. The land itself is vital to local wildlife and supports a wide range of wildlife. The hedgerows that will be lost are home to large populations of bird, insects and mammalian species including endangered hedgehogs and bats. The area is also a vital part of green corridors that allow for migration of Red and Roe deer. The loss of this area to the local wild life population would be devastating.

The site consists of a number of low-lying fields in a stream valley. Variation in wetness and management have produced a range of vegetation types including well-grazed damp pasture extensively grazed grasslands and fen and mire, all very unusual in the urban context of the West Midlands. Running through the site are a network of well-vegetated ditches that add to the interest of the area. The site is also important for a variety of bird species. Locally significant numbers of Grey heron use the site as a feeding ground and significant numbers of Snipe (in excess of 80) have been recorded. The variety of habitats found at Jockey Fields, together with its large size, the number of plant species rare in the West Midlands, and the bird interest make it a very significant site in the county.

We have significant concerns about the above allocations impact on the SSSI alone and cumulatively, particularly in regard to the following issues:

• Water pollution from foul drainage and surface water drainage
• Cumulative recreational impacts. Increased visitors and dog walking.

Alternative green space for dog walking will be required. Natural England would welcome further dialogue focused on a strategic ‘call for sites’ for new and improved informal recreation spaces in the plan area. Such sites offer scope to integrate heathland recreation alongside other species rich habitat mosaics, all of which can be accessed and enjoyed by local communities through cycling and walking corridors. The emerging Green Infrastructure Standards are relevant here.

• Air quality. The site is currently exceeding nitrogen deposition levels.

OBJECTIONS
1) The aforementioned proposed sites make up massive swathes of valuable green spaces which
is precious Green Belt which is invaluable for residents and visitors mental health, wellbeing and
recreactional purposes. The UK is suffering a loss of nature and is one of te most nature-depleted
countries in the world:

We all must take active roles in safeguarding these green lungs’ spaces for residents and
humankind and nature to thrive. We must honour the sites natural significance and protect it from
being forever changed to the built environment. Existing residents use these green spaces for many
recreational activities including but not restricted to: walking, cycling, geocaching, some offer music
events, etc. With the cost of living increasing and many failing to see their incomes rising in line with
these costs, our green spaces provide free recreational areas for everyone to enjoy.
2) The existing infrastructure struggles to accommodate the current residents living closeby to these
sites and if these sites are developed, the roads will witness increased numbers of vehicles usage
which in turn will increase noise, air and light pollution; GP surgeries are already swamped with the
numbers of patients; existing schools will be unable to take new pupils; residents - both existing and
new - will be unable to benefit from and enjoy the health and wellbeing attributes offered by having
access to green spaces.
3) Wildlife and natural habitat will be destroyed and once gone, they are lost forever.
In closing, I object to the potential theft of our multi-beneficial Green Belt and green spaces being
changed forever from green to built environment for the reasons set down in thess Objections.

These small villages are already struggling to accommodate the new estates built over the last 20 years and the addition of so many properties and people would overwhelm the existing infrastructure in terms of roads, schools, doctors, dentists etc.
There is already grid locked situations at the Fingerpoint traffic lights and the lights in the middle of Pelsall common in the mornings and afternoon from 3pm until after 6pm.
The proposed larger Bridge at Yorks Bridge will only add to this because it will allow larger lorries to pass through Pelsall.
There are brownfield sites available in the area that should be used before encroaching into the precious green belt land.

I strongly OPPOSE the “Black Country Plan” for all areas involved, but particularly the “Yorks Bridge” and the “Coronation Road/ Mob Lane” proposals.

I have lived in Pelsall [Redacted-GDPR] and I feel Pelsall has been robbed of green belt land over the years, losing MORE THAN IT’S FAIR SHARE and really CANNOT be expected to have anymore stolen. We have because of this, extremely large estates, schools which are already full and roads and junctions which cannot take all the extra traffic, which this plan and plans in the making are subjecting Pelsall to.

Pelsall at the moment has proposed plans to replace the “Yorks Bridge” which has been approved (a needless, dire plan) , and a proposal for an Aldi store on the “Old Bush” site. I am opposed to both of these plans because they will be detrimental to our village and now we have further plans under the above named plan, adding even more strain, traffic and pollution to our village.

Please leave Pelsall alone and consider how much we as residents have already lost, the damage all of these plans are doing to our environment, our village life and the extra pollution we will be subject to.

TO BUILD EXTRA HOUSES IN SUCH A SMALL VILLAGE, IT WOULD PUT A STRAIN ON SCHOOLS, DOCTORS AND DENTISTS WHICH WE ALREADY HAVE A PROBLEM GETTING APPOINTMENTS FOR. The proposal to build on green belt land is appalling and is detrimental to the whole area of Pelsall. We are a village and as such have limited facilities and infrastructure to support what in theory is a large number of houses. In total you are proposing to build 580 houses at Yorks Bridge and 763 houses at Coronation Rd / Mob Lane, this being a total of some 1343 new homes which I am sure would be welcomed with open arms but not on green belt land and especially not in a village that would not be able to support that kind of influx.

Central and local government keep saying that we should build on brownfield sites and protect the green belt. There are many brownfield sites in the West Midlands so why not build on them and save the green belt for future generations.

Pelsall is unique in that from wherever you approach it you have to pass over water. The common and other areas were gifted to the people of Pelsall. We have a number of commons and an area of Special Scientific interest which with the proposed Yorks Bridge development is near to being encroached on.

A recent document that we have received off Walsall Council about the proposed new waste and recycling centre in Aldridge finished with this final paragraph:

“Our preference is always to focus on brownfield sites for redevelopment as our green belt is hugely valuable and our aim is to protect it.”

So protect it and do exactly what you have said use brownfield sites. It has taken about 30 years to agree on a replacement for Yorks Bridge. Funny how this proposed development suddenly appears when a new more accessible bridge is about to be built.

Have the courage of your convictions in protecting our green belt especially for future generations as you have publicly stated in your proposal for the new waste site in Aldridge.

We wish to raise our objections to the scheme which outlines plans to build houses at the three sites listed above. As a resident immediately in the vicinity of site WAH236 and close to WAH240 I would highlight the issues currently at these locations.
The road infrastructure cannot cope at present let alone with the addition of hundreds of houses. The road junction of Coronation Road and Vicarage Road immediately outside my property is at a standstill for around two to three hours each weekday in the mornings and afternoons. It appears to be worse during the afternoons, when the road becomes busy around 3pm and does not start to clear until around 6pm most evenings. This junction is used by parents and staff accessing the Sheffield Community Academy and this increased traffic clashes at peak times with general traffic. The pavements are used by schoolchildren who also have to compete with traffic, often from frustrated drivers, who put the children at risk. The traffic is constricted by the former disused railway bridge sited in Vicarage Road (McClean Way) and also the traffic lights in the middle of Pelsall Common. These existing installations cause a major restriction during peak times, often resulting in impatient drivers breaking the law and driving across grass verges directly in front of my property and cutting up other laws abiding drivers. It is only a matter of time before a major incident occurs at this junction, either as a result of an accident or a road rage event. The addition of hundreds more houses will exacerbate the current situation to unprecedented levels which will be unsustainable. The present road infrastructure through Pelsall Village was never designed to facilitate the sheer volume of traffic it now faces every day and does not lend itself to the type of road widening schemes that would be necessary to sustain the traffic that would inevitably arrive with the building of a total of 1293 houses, WAH238 (504), WAH240 (209) & WAH236 (580), not to mention the effect of the traffic as a result of further housing developments proposed at Clayhanger under WAH239. Whomever has dreamt up this scheme, simply has no comprehension of the impact upon existing residents nor current difficulties faced by road users and pedestrians alike on a daily basis within this location.
In addition, the fields to the side and rear of my property are a natural flood plain as a result of the brook which crosses Vicarage Road. During periods of high rain fall or persistent bouts of rainfall, the brook becomes flooded and one of the fields then completely backfills with water, which can reach into my rear garden. The addition of several hundred houses will prevent the natural seepage of rainwater into the ground as a result of grasslands being covered with concrete, block paved driveways, roads, all of which are known to hinder the natural dispersal of heavy rainfall.
The rainfall also runs down from Pelsall common at the junction of Victoria Road and Vicarage Road resulting in major flooding under the aforementioned railway bridge in Vicarage Road, which can make this impassable except for larger vehicles, but this again further impacts on the excessive traffic. I have serious concerns as result of increased run off from new developments with regards to the increased flood risk to existing properties along Vicarage Road, Coronation Road and my own property, not to mention the risk to building new properties on what is clearly defined as a flood plain on the UK Governments website.
Whilst I recognise the need for more housing, there are plenty of brownfield sites available within the borough which lend themselves to new developments and regeneration. The simple fact is that developing those sites is not considered cost effective when compared to a ‘clean canvass’ of a greenfield site. The choice to ignore such available spaces and leave them dilapidated and run down, which tends to result in them being used for increased levels of crime, is simply not acceptable and is a failure and an oversight by the local government officials who are supporting these developments.
To summarise , this is a badly thought out plan which will result to further increased traffic, danger to pedestrians and schoolchildren, hinderance to residents, flooding of existing properties, flooding of new properties and ultimately the further destruction of a village which in recent years has already grown beyond the number of houses for which the infrastructure was originally designed to accommodate.

The proposal to build 763 on green belt land in Coronation Road / Mob lane has not been properly thought through. In this area we have Ormiston Shelfield Community Academy and anyone who lives adjacent or near the school will be able to confirm how the nearby roads of Broadway and Coronation Road are congested at school run times.
I do not think that the transport infrastructure in this area could cope with the extra demand. The added burdern to other amenities for schools, doctors, dentists etc for 763 potential extra families would have to be met.
The added pressure of traffic on Green Lane (which already has traffic calming measures) would be increased greatly. This is because Green Lane leads to the Black Lock bridge and it is totally unacceptable for construction traffic to use this bridge over the canal. Finally this area of planned housing is a wildlife corridor to coppice wood which is a place frequented by dog walkers. There would be a considerable loss of habitat for wildlife if the land was used for housing.

My main objection to the proposed building on the above green sites is the devastating impact it would have on the abundance of local wildlife. These lands are inhabited by a variety of insects, birds and mammals (including visiting deer) who would be pushed from their homes should this proposal go ahead. We have limited green space in the Black Country as it is, and further diminishing this would be devastating to both wildlife and local residents who use and enjoy these spaces (including myself.)

Secondly, the increase in traffic in the area would be dreadful for local residents. There have already been a large number of traffic accidents within the area over the last few years, and increasing the number of cars on the roads will only exacerbate the issue.

Thirdly, the local area does not have the infrastructure (parking at local high streets for example) or school spaces for the increased number of children that will be arriving into the area. The proposal indicates a primary school will be built for this demand, but the local secondary schools are all over subscribed and there are no plans for another school.

The proposal seems completely tone deaf to the needs of the local community, and brown band sites would be a much better fit for any homes needing to be built. The local area needs improvements, not an influx of new residents and devastation to the already struggling local wildlife. Furthermore, the difficulty in objecting to this proposal is absolutely disgusting, and the local council should be ashamed.

We have limited green space in the Black Country as it is, and further diminishing this would be devastating to both wildlife and local residents who use and enjoy these spaces (including myself.)

Secondly, the increase in traffic in the area would be dreadful for local residents. There have already been a large number of traffic accidents within the area over the last few years, and increasing the number of cars on the roads will only exacerbate the issue.

Thirdly, the local area does not have the infrastructure (parking at local high streets for example) or school spaces for the increased number of children that will be arriving into the area. The proposal indicates a primary school will be built for this demand, but the local secondary schools are all over subscribed and there are no plans for another school.

The proposal seems completely tone deaf to the needs of the local community, and brown band sites would be a much better fit for any homes needing to be built. The local area needs improvements, not an influx of new residents and devastation to the already struggling local wildlife. Furthermore, the difficulty in objecting to this proposal is absolutely disgusting, and the local council should be ashamed.

Having heard the alarming news of 700 plus houses being built on the farmland behind Coronation Road and Mob Lane, I am dismayed and disappointed that this is even being considered.
This area is so important to our community, it has proved vital during the pandemic when so many of us suffered with our mental health. This was my go to place where I could enjoy peace and quiet, watch the [Redacted-sensitive information] and local birds.
We have a wooded area that has just established itself but will all be destroyed if these plans go ahead.
Coronation Road/ Mob lane are busy roads and during the rush hour cars a queuing right up past my house unable to move because of a bottle neck junction with Fordbrook Lane. If these houses go ahead then all the traffic of the new estate would either enter Coronation Road or green lane.
On a footnote are any of us going to be compensated for the devaluation of our properties…

The current road adjacent is already inadequate. The local infrastructure is already insufficient for the traffic we already get. Safety would be compromised further with additional traffic congestion. There would be additional disturbance, noise levels and pollution from additional traffic.
Furthermore we struggle to secure a doctor appointment, dentist, opticians etc. Adding a new community would only add more pressure to these essential services.
Mob Lane is exactly that, a lane. It is not built to manage the increased traffic, nor is there a solution to the current congestion i.e. there is only one way to exit the estate via a T junction, traffic builds up.
The area is currently well used as a right of way for walkers, whose mental health & well being relies on fresh air and open space. The loss of trees and damage to wildlife is immeasurable, the loss of green open space would be irreversible and to everyone’s detriment. This would damage the environment, the social & ecological impact would be irreversible.
At a time when we are all meant to be looking after the planet & its climate, to take away a natural space to build houses, when there are plenty of brown sites which could be used instead, seem to us to be unnecessary and criminal. My husband and I wholeheartedly object – the government is committed to the purpose of the Green belt except in very exceptional circumstances, of which this is not one.

I strongly oppose the Coronation Rd - Mob Lane, High Heath, Pelsall site. I have lived here [Redacted-GDPR] and have seen much of our greenbelt disappear.
Where I live [Redacted-GDPR], the traffic during the mornings between 7.45 - 9 is horrendous and the same during school hours from about 3 then till about 6 with just work traffic. And to thinks more than 763 more houses going up with maybe 1 or 2 cars adds not only to traffic but also pollution and prey tell me where they would have more children because schools are full to capacity as it is. It does nothing to our infrastructure, and what about all the heavy traffic - machines, builders, brick wagons, cement mixers etc etc the list goes on. Surely there are other places to consider what about all the wildlife, the woods what would be lost. Bluebell - Coppice wood etc.

There is a lack of green space around the area already and especially nowadays when we are encouraged to take care of mental and physical health it is important to have some natural spaces around us for everyone to be able to enjoy. More houses would lead to more congestion in an already busy area and when climate change is affecting us all more use should be made of existing housing stock that is already vacant.
