The area of land around Northecote farm is precious land for animal habitat and also for recreational activities for local residents and visitors. During the lockdown it was invaluable place for locals to walk for physical and mental wellbeing and still is. It took a hammering with the amount it was used and every inch of greenery in the area was greatly valued. We love the area and desperately want it to remain unspoilt. The Scotlands and Bushbury are socialiy deprived areas, taking the greenbelt will cause more social problems for the people living in the area.

Wolverhampton, and the surrounding areas, not only needs to maintain existing green and recreational space, but it also needs to dramatically increase availability of such land. Currently, land is grossly under-utilised - look at the number of on-surface car parks that could easily placed under housing and shopping facilities etc as an example - and there are plenty of empty, under-used, semi-derelict and derelict properties (housing and employment) in the area that need to be looked at first.

Wolverhampton has one of the lowest areas of designated Green Areas in the country and the lowest in the West Midlands.
The World is in the midst of an environmental crisis. Building 14 luxury houses in the middle of a nature reserve will not solve a housing problem BUT will have a devastating effect on our environment .
We owe it to this and future generations to save what we have .

I object to Councils selling all our green belt off for housing there is plenty of other land available for building but companies are to idle clean it up, the way things are going we will have no countryside at all, i would also like to put a stop to housing on Lindhouse Lane, we have no doctors, no schools, no dentists and the pollution from all the extra cars will be horrendous we are supposed to be cutting car and other vehicle fumes but counals and builders seem oblivious to this leave our countryside alone, build in you own backyard not ours.
I am very angry that the council and public officials think all this is a joke, they won't be laughing when it comes to election day because the public will have their say at the ballot box. Shame on you all.

I have lived in my present property since 1987 and in my time here have enjoyed the green belt and history of the area I live in. I was dismayed to see that there were plans to build houses on this green belt which is enjoyed by a great many people for recreation. There is also an abundance of wildlife [redacted]. It also includes the Monarchs Way and Moseley Old Hall so is rich in history.
Then there are local amenities, shortages of Doctors, schools as well as increase of traffic on already busy roads.
I think it's disgraceful that we are now considering building on increasingly disappearing green spaces and I strongly object to these proposals.

We show that the development of the sites would not conflict with the 5 purposes of the Green Belt and would be, therefore, be suitable for release. Indeed, the car park site immediately abuts the established urban area of Penn and marks a logical site for future development.

Conclusions on suitability

Based on this information, the site is suitable to accommodate residential development and represents a logical infill site, which rounds off the built character of Penn.

I would like to comment on the above proposed development of 14 homes on this site.
I totally disagree with this proposal for the following reasons.
1: This site provides a much needed green space on this side of the city.
2: It is used by so many people, including walkers, bird watchers, photographers and many families.
I walk there every day, finding it a safe and peaceful place, where one's sense of wellbeing is
replenished.
3: The old WEC site provides an amazing Haven for wildlife....from migrating birds to rare flowers and
butterflies, mammals and amphibians.
Since the removal of the old buildings this site has added to the diverse environment of the Smestow
Valley.
I feel that building homes on this greatly valued and precious area would have a significant negative
impact and upset the delicate balance of this natural habitat.
4: Given the growing importance of climate control, the whole scheme would seem to be completely
contrary to these aims !!
5:I think this very small housing development will serve no real purpose or offer any meaningful
solution in solving any wider housing problems in the Black Country area.
Given the enormity of available Brownfield options I feel this is just a easy "land for cash" scheme for
the local council!!!
6: The benefits of such a housing scheme are far outweighed by the huge loss to nature, educational
wellbeing for our local area.
The WEC site, left to nature, is surely a rare opportunity for Wolverhampton and the Council to
provide such an important resource for its residents.

We understand a planning application has been submitted for housing on an area tenaious as the 7 Cornfields. This is green land used for grazing animals.
A housing development on this site would be disastrous due to fact that, schools, doctors surgeries are already overloaded. Also, exit and entry would be via A449 and into dudley wolverhampton main driving route, lost these highways are already overloaded and its would be highly dangerous.
I would suggest that any new development for housing should be on brownfield sites and provide a high proportion for low income families,

I wish to object to the proposed 14 houses on the WEC site Smestow Valley.

I am [Redacted- GDPR] and have used this area all my life. I used to go to the open days and learn about the nature, pond dipping etc. I utilised the area for going to and from school safely and played in the area with my friends. I cannot imagine houses in this area, it will completely destroy the wildlife and plants, the wildlife pools.

This area is used by all not just the young. There’s runners, bike riders, dog walkers etc. Its a safe area for everyone to enjoy and really can’t believe you want to take it away when we haven’t hardly any green areas to enjoy at all. All you will create is more fumes and noise pollution. Whatever you say about protecting the wildlife while work is going on will be a lie. We will lose all of it as nature cannot flourish under concrete.

It saddens me to think if I ever have children they will not be able to enjoy the area as I did or have a safe passage to schools.

Please think long and hard before you destroy an area loved by many in Wolverhampton.

I think the proposed plans for hundreds of houses would absolutley destroy the way residents and visitors carry on their everyday life, ie, the woodland walks and pathways, which are good for peoples mental health and physical well being.
Just walking beside a field of crops or grass or livestock is good for the soul.
I think the plans would leave all this destroyed by houses, concrete and tarmac not to mention the explosion of motor vehicles and pollution.( Not good for mental health or physical wellbeing ).

I also used the smestow Valley walk/woodlands whilst raising money for Cancer Research. Everyday!!!.
There must be somewhere else that can be used instead of here. Cruel to destroy it and the animals that live there. It will destroy the lovely people that I have met in the community whilst there.

Although the site is currently disused, the area forms an integral part of the contiguous land that runs between the canal and the old railway line. Any housing development on the site would seriously damage the nature reserve both in terms of human enjoyment and the wildlife that lives there.

My family and I often enjoy walking in this area and would be dismayed if this valuable piece of natural beauty close to the city were compromised by such a project.

It would be much better to transform this area into a full part of the reserve, as nature is already doing.

Please keep the area between the canal and the railway walk free of development.

It will put pressure on services such as gullies, drainage, schools, medical services, etc. The drains and roads in nearby Moseley / Springfield flood when it rains, removing our trees and green land will make this problem worse.

We need to be protecting our environment and nature, not destroying it. Where will the wildlife go? The species that are at risk?

It would be detrimental to people's physical and mental health. Being outside in nature is so beneficial to a person's wellbeing. Removing this natural form of taking care of one's self is only going to add more pressure to already stretched health services. The appeal of this area for me was the closeness of the green spaces right by us and the field opposite us brings us great pleasure when it is occupied by the sheep or cows.

I feel there are many brownbelt sites that need to be explored before destroying our greenbelt. Once this is gone we can never get it back. There are many brownbelt sites around the area that have been le derelict and abandoned for years. The government pledged not to build anymore on greenbelt. These plans contradict this.

It can be destroyed in a matter of moments, but these lands have been here for many many years, enjoyed by many previous generations. Why are you taking this away from our future generations? I see you have already put up masts, encouraging more young people to stay home on electronic devices, not outdoors enjoying nature. This would be so bad for our future generations.

I am an elected councillor for Tettenhall Wightwick ward in Wolverhampton, which includes site WOH274 otherwise known as the former WEC site, where the draft Black Country Plan proposes to build 14 properties.

As a local resident myself, and as an elected representative of the local community, I strongly object to the inclusion of this site in the Plan. The land is currently open space which is enjoyed by many people from the local area and across the city. Indeed, we have visitors from outside Wolverhampton who come to enjoy the wildlife and natural environment of the Smestow LNR and the WEC site. The past 18 months has put beyond any doubt the importance of green open space in local areas. Families and children alike have had little else to enjoy with lockdowns and local restrictions. Therefore the importance of having easy access to the natural world, such as is on offer at the WEC site, has only increased. It is the responsibility of all of us as decision makers to ensure that these sites are protected for generations to come.
The site in question was also included in the Tettenhall Neighbourhood Plan as land that is currently agricultural, and should be preserved for the local community. As part of the development of the Neighbourhood Plan, a survey of local residents was conducted which found that a significant majority were opposed to any residential development on the land. The views of the local community have repeatedly been made clear in meetings with council officers and in community meetings, e.g. the Finchfield and Castlecroft Community Association.

My own election as a councillor in May 2021 was partly a result of my public opposition to the proposals to build on the WEC site. These facts should not be disregarded, and I have a democratic mandate to oppose any development on the land. While the Council did have planning permission to build on the site, concerns were raised about the legality of that permission as it did not follow the requirements set out in the Neighbourhood Plan. The planning permission was subsequently left to expire without any development being undertaken. The Council has therefore missed its opportunity to build on the land. It is not in the interests of the local community for yet another planning application for the same site to be submitted again.

I would also like to draw attention to the comments from the Wildlife Trust, who have also objected to the inclusion of the WEC site in the Black Country Plan, as it is a potential site of importance for nature and conservative (SINC), and no wildlife assessment has been carried out. I believe this significant intervention adds further weight to the arguments to remove the site from the Plan.

In short, as an elected councillor for the local community and a representative of local residents and their clear views, I object to the inclusion of site WOH274, the former WEC site on Westacre Crescent, in the Black Country Plan.

I object to the building of 85 homes on the Grapes Pool field near Moseley Road, Bilston (Wolverhampton Council). This development would be a huge loss to the urban community of Bilston and the surrounding towns. It has been a valuable green space for many generations.

It is important to everyone for the purpose of leisure, as it is popular for walkers and anglers. This resource helps improve the physical fitness of communities. During the recent lockdowns, it has helped the health and wellbeing of many people.

It is also an important habitat for wildlife and engages communities to learn and appreciate this. A number of birds and invertebrates are found here.

This green space is important in improving the air quality and its loss will affect the health of people living in the area. This green space is helping the fight against climate change, the vegetation absorbs carbon dioxide from the atmosphere. This is now an urgent issue and surely building on this area is not the solution to the climate crisis.

The trees in this area will also help with any flooding issues in the area.

There are a number of brownfield sites in the Black country that could be considered rather than this green space.

I urge you to reconsider your plans, this site should be left as it is, for the local community to continue to use as a valuable resource.

NOTE - REPRESENTATION IS TO SITES IN SOUTH STAFFORDSHIRE
I write as a Councillor for Merry Hill Ward. My comments reflect the views of myself and the great majority of residents in my Ward.
My objection to the draft Black Country Plan specifically relates to sites Radford Lane site 350 C& D, Spring Hill Lane site 595A&B, Langley Road site 582, where it is proposed to build in total 1496 properties. myself, and hundreds of local residents object to this proposal in the strongest possible terms.
These developments will directly affect Merry Hill Ward and its infrastructure. The use of our local facilities such as schools, doctors and dentists cannot support a development of this magnitude.
Our already congested roads will also not support additional traffic and the school ast Bhylls Lane is already considered a potental accident hot spot and we totally reject the option to create an access route through Bellencroft Gardens.
It would appear to me that South Staffs would benefit from the additional rates whilst the people of Wolverhampton would foot the bill for ammenities, which are already stretched thus giving SS the Benefit and Wolverhampton the Burden which is wholly unacceptable.
This would also have a knock on effect to the connecting nature walk as the site is a showcase of nature and wild animals, and any housing on the land could only be of detrimental effect to them.
This is an inappropriate case of Urban scrawl and should not be approved at any level, Green belt should should be protected
