I strongly disagree to the building of houses on the land adjacent to Worcester Lane. Why would the local authority possibly want to build on a green land which is meadow land and arable farming land especially when there is brownfield land ready to be built upon.
Apart from Meadow and arable farming the land hosts home to an enormous amount of wildlife which with global warming is of the highest importance to protect this land for the future.
Apart from that aspect with the building of more homes the infrastructure Just cannot cope with, already the doctors schools dentists and another facilities in this area are at breaking point..
The traffic problems already are horrendous it's just a ridiculous situation for all the residents to now face.
The West Midlands Mayor has clearly stated that all Brownfield sites should be built upon before any greenfield sites are considered so why should the planners have put these sites forward? is it a case that they haven't really bothered to look deeper into the proposal which are totally unacceptable for the whole of the local community

I wish to object to the proposed development on Worcester Lane for the following reasons;

1. Worcester Lane is already a very busy and dangerous road to traffic. I fear of road accidients on this road if additional housing is built. It is only a matter of time until there is a serious traffic accident on Worcester Lane just beyond the railway bridge and just before the planned development.
2. Local schools are already struggling. How can schools be expected to take on additional pupils when schools are already at bursting point and teachers so overloaded.
3. Local Doctors surgeries are already overloaded. This would place greater demand on Doctors.
4. Hagley has already been significantly affected by the new large development a few years ago at Hagley Island with far too much traffic now the Worcester Lane and in Hagley Village. Local housing expansion development has completely destroyed Hagley 'Village'. Another development would simply compound this already bad situation.
5. The plan for building on the Worcester Lane site would destroy a beautiful edge to the green belt
6.The area of Worcester Lane, Redlake Drive has already seen progressive housing development over the last 40 years. The remaining land needs to be preserved to protect wildlife.
7. Existing residents live in the Worcester Lane area for its beauty and tranquillity. Adding further residential properties will devalue the existing properties. This in turn may result in lowering housing valuations which in turn might result in residents playing lower council tax to the local authority.
8. The new development will run along side the railway line. Railway stock using this line is propelled by Diesel locomotives. This will not be healthy for the residents of the new properties. How is it intended to protect residents from the noise and fumes of the railway.
9. The new development will need an entrance near to where walkers cross the Worcester Lane from the bridle path. This will add further risk to this already dangerous crossing.
10. Turning into Worcester Lane (for example from Bromwich Lane) is already difficult due to the amount of traffic now using Worcester Lane. Additional development would compound this issue.

The positioning of this to develop a further 115 houses will result in there being very little land between Pedmore + Hagley. The house prices are likely to be large, expensive family homes. The local schools are already over subscribed, as are local Doctor surgeries +health centres. The access to this site will cause conjestion around Bromwich Lane & onto the main Worcester Lane- where at the traffic lights in Hagley & cross roads at Redlake Road & Racecourse Lane Junction are already busy & very congested with school traffic. This site has no benefit & very congested with school traffic. This site has no benefit to the local community & the building of expensive property in this area is at saturation with develops intent on using up all possible green space. This is an easy option for building work when across the borough there are numerous brown field sites that should take priority for building- as should less costly land be purchased & more affordable housing should be taking priority. We Have Lived on this Estate 50 years during that time we have been very happy here, we had 2 children who could happily play out as there was little Traffic at the time. they both went to local schools at that time no problem geting places, we have seen a lot of changes over the years. There were four hospitals at the time now there is only one also you could see your doctor anytime to have an appointment.
Now everything as changed has more people come into the area. We live at the top of the estate and the road (LAPWOOD AVE)runs along our back garden which we enjoy sitting in it but for a few years the Traffic has got worse. Its like a race track most of the time. If you are going to have more people living on the Estate it is even going to be more traffic and also along the Bromley Lane it will not be able to cope with more traffic people are saying that you may have been thinking of having a through road at the back of the estate, cars will be coming even more taking short cuts. we will not be able to sit and enjoy our garden for all the noise from the traffic. Also the green you are going to build on is the only green space we have on the Estate. you cant keep taking all these green spaces up we will have none left all i can say is can you please try and understand that you have to think of people already living ON THE ESTATE

I don't want you to build on my field as i use it for quality time with my mates, we play football on there and it gives us sometime to go other than hanging around the shops. If you build on the field there will be no where to go for youngsters like me.
A second reason is because i use the field to clear my head and escape reality.
A third reason why I don't want you to build on the field is because of parking, I ride my bike to school which means if you build on my field not only will it cause more traffic and it will increase the chances of a youngster like me getting hit by a car.
Finally the only field we could go on would be Ketley field but majority of the time it is really muddy and unusable

Please leave our Greenbelt alone; it is not just about it's beauty but it's a haven for wildlife; such as foxes, deer, lots of different species of birds including starlings (which were once common in the 1970's but have declined greatly), at least 20 species of butterfly which alongside other pollinating insects must be helped + protected as they are struggling hugely. There's also many types of plants + trees including Hawthorn trees (whose blossom is very important to pollinating insects) + ancient hedgerows.
It is also one of the few green spaces accessible to people within walking distance from Wollaston. It is used by people all the time, for exercise, for recreation and it is also extremely beneficial to people's mental health. These spaces are used all the time but in particular in the pandemic when their benefits were invaluable.
They also have environmental benefits such as capturing carbon + protecting the water supply from pollution. Birmingham + Black Country Wildlife Trust says 6 out of 10 UK species are in decline with more than 1 in 10 in danger of disappearing.
Woodland, grassland + heathland, fresh water + wetland species are under great threat in this area. The threats to the environment globally is as you know in a very bad situation + if we want to make changes which we must- we have no choice, that includes you too, those changes start at home + in our immediate surrounding area. All of our greenbelt is precious + must be protected for us and the wildlife.
You keep saying brownbelt for houses first + then you attack the greenbelt. What about the huge sites near the Bonded warehouse, there's no mention of them +yet the sites are so big the could probably accommodate most if not all if the houses for the time being. There's also meant to be 270,000 houses in England that are empty + have been so for at least 6 months. What about looking into that? what about disused + abandoned pubs, churches, shops + offices being converted into apartments+ houses? There is a website called Land Hero run by Hagley based firm Land Attic, which is a match making services for landowners, agents + developers+ communities to bring forward sites for housing + employment, they can't be the only firm in operation , so there are always people who can put us in touch with more appropriate land. I don't bother with the internet + yet i know of those people- so why don't you- there is no excuse.
This is an appalling + unnecessary attack on greenbelt. It is also extremely undemocratic; one of the developers was quoted as saying about land in Pedmore that the site could + should be removed from the greenbelt. Who does he think he is. It is us who live here + have to put up with all the problems left behind, but ultimately damage + destruction of the environment effects us all, including him. This attitude is running roughshod over the general public. We deserve to be listened to+ respected. Once the greenbelt is gone its gone forever. We have a duty to preserve it not just for our present day generations but for future ones too

There is a website called Land Hero run by Hagley based firm Land Attic, which is a match making services for landowners, agents + developers+ communities to bring forward sites for housing + employment, they can't be the only firm in operation , so there are always people who can put us in touch with more appropriate land. I don't bother with the internet + yet i know of those people- so why don't you- there is no excuse.
This is an appalling + unnecessary attack on greenbelt. It is also extremely undemocratic; one of the developers was quoted as saying about land in Pedmore that the site could + should be removed from the greenbelt. Who does he think he is. It is us who live here + have to put up with all the problems left behind, but ultimately damage + destruction of the environment effects us all, including him. This attitude is running roughshod over the general public. We deserve to be listened to+ respected. Once the greenbelt is gone its gone forever. We have a duty to preserve it not just for our present day generations but for future ones too

Biodiversity or Geodiversity on the site - How can this be scored as green as surely developing any green belt space must have a negative impact on the areas overall biodiversity. Has the mandatory biodiversity net gain (part of the Environment Bill) which forces all development schemes to deliver 10% biodiversity net gain to be maintained for at least 30 years taken into consideration when scoring this site. Until this has been completed independently this aspect of the assessment should score at least an amber. This is area is a wildlife corridor housing dozens of animals birds and insects which appears to have been glossed over in the site assessment document. [redacted] the very fact these animals chose to live in the is area suggests a wide range of others smaller animals can also be found in the immediate area. [redacted]

Highways Access and Transportation -High way access via the Kingsway Road ( which is the likely access point)will cause issues to all local residents as it is already effectively only one car wide due to cars parking in front of the flats. Two cars cannot pass side by side safely. Access to the local school already causes chaos 2 / 3 times a day and increasing houses and therefore traffic in the area will only make this existing issue more hazardous. Public transport in the area is under utilised and if increased to support more residents as proposed will cause safety issues each time.

Social - Healthcare - The local General Practice Lion Health is already over subscribed with many patients experiencing very poor customer service. This is reported on an almost daily basis via one form or another. The addition of 90 additional houses, averaging 3 persons per house will increase the pressure on already struggling GP facilities. In addition the the local concerns, its is known that South Staffordshire Planning have agreed private development on triangle of land on the corner of Bridgnorth and Vicarage Road) and clearly state within their plans that facilities within Wollaston are to used. In this instance South Staffs get the "tick in the box" for providing a number of dwellings, will receive the associated tax but certain services will be provided by DMBC, and increase pressure on the local services within Wollaston. This is something I strongly object too.

Local Facilities - Residents already struggle with local parking and access to local shops, more housing will only make this situation worse. Recently this area has seen many expansions with no improvemtn to local infrastructure to support the develoements that have been built. (Examples include Richardson Drive 15 houses, Dalton Brook 150 houses, Wentworth Road 5 houses, old scholl site in the old quarter 55 houses) - The local area cannot keep absorbing this constant increase in housing in the area.

Summary - Following a conversation with Dudley Planners, it is known that this area has been selected due to the lack of "feasible" brown sites to develop, but what happens once this "easy" green space is gone, what does the future hold. Will councils and government continue to avoid these " difficult" brownfield site and continue to attack green spaces in areas that already have been identified as having a " below average quantity of open spaces". I fear this development will simply pave the way for further erosion of green belt land in the immediate area. Please protect this Green Belt Land for now and for the future

I feel to develop this piece of land for housing would be detrimental to both local residents and certainly to the habitat of wildlife and vegetation which is currently enjoyed by many people. The right of way across the field was substantially reduced in size a few years ago which means the track is much narrower.
The field is regularly used by many people as access to walking/ running / cycling/horse riding routes on the nearby canal and woodland.
If this land were to be developed it would mean an increase in traffic to the development when already roads nearby become congested. The local school already has a high demand on places.
I would ask this plan be carefully considered and thought given to local residents and the beauty of the surrounding area to be retained as Green Belt land.

One of the sites for my objections is DUH217 however any green space is included below.
So I object to any development on greenbelt land, I also object to any development on brown sites. We have over the last few years and at present too many houses being built. The roads structure and amenities are not there. More houses will only add to the burden to the already full roads, schools and surgeries.
I object to greenbelt land being built on as we will lose wildlife their natural habitat gone for good. This tory government wants more trees planted but if you build on green space you can not plant trees in any number.
Trees are important and seen as the lungs of the earth.
Many people including me need green space for wellbeing and to enjoy nature.
I support any green space that is designated as a Local Green Space. For the reasons above.

My objections are the following:

This land is an amazing space of outstanding natural beauty that gives joy to many walkers and residents in the local area. In lockdown, it was a vital space for residents and visitors to help with well being and gives joy to many walkers and families.

The Worcester road is prone to flooding and the fields are essential for water regulation.

It is vital we keep our farming land and especially as now as a country we need to be more self sufficient and produce our own food.

Our doctors surgery and schools are already completely overcrowded- we would not be able to cope with any more numbers.

Finally, why are we not building on the brownfield plots? Its cheaper to build on our green belt but at what cost to the future of our planet? We need to preserve this land for future generations.

Please do not destroy our countryside!
