I would like to object to the planned development of the land off Coronation Road/Mob Lane, Pelsall Walsall for the following reasons:

I bought my house in [Redacted-GDPR] ago because of the outlook it gave me - [Redacted-GDPR] and feel developing the area with almost 800 houses would depreciate the value of my property and ruin the outlook i have.

The fields next to my house and beyond provides housing for numerous species of wild life and plants which will be lost if developed - we see [Redacted-sensitive information] and birds on a regular basis, as well as unusual species of flowers, bushes and trees - if you develop the land, all this will be lost forever. There is a pond next to our house that houses all manner of wonderful pondlife too. The trees house the [Redacted-sensitive information] and the birds which fly between there and the trees in my garden. Please seriously consider not developing this land as many ecosystems will be lost or damaged.

The fields also have a very high water table and often flood in the winter or when there is high rainfall, so if there area is developed - where is all of this water going to go? it would most certainly flood the local area. There is also the flood plain for Ford Brook to consider too - if this floods, as it often does, then where is this water going to go? The road under the railway bridge also floods regularly and is impassible by cars when it does. Also, the top of Mob Lane also floods as does Green Lane which sides along the fields where the proposed development runs.

The road network is also extremely unsupportive of the traffic we have already, let alone adding a potential further 1500 cars to it. As alot of the houses on Coronation Road have no off street parking, they have to park on the road, which in effect has turned most of the Coronation Road into a one way street - its almost impassible during school hours - you can be waiting up to 20 minutes to get down the street into Pelsall. At the end of the road, it's impossible to turn right onto Fordbrook Lane during most of the day. There is also usually a backlog of traffic under the railway bridge from the traffic lights on Pelsall Common - none of which can be changed to cater for more traffic as you have a railway bridge, and the Common is not for altering. The proposed entrance and exit for the proposed estate would be onto Fordbrook Lane which is horrific to pull out onto most of the time, without an extra 1500 or so cars adding to it. There is very little solution to this as i see it as you can't widen Coronation Road as there is housing on both sides, you can't widen Fordbrook Lane as there is a railway bridge and Pelsall Common, you can't necessarily widen Mob Lane either as again there are houses on both sides of most of it. There definitely needs to be a transportation/Highways survey done, especially during school dropping off times, and rush hour to show the extent of the issue - and this volume is never going to go away, it only sets to get worse if you add more cars/people to it.

The other 'proposed' exits include part way up Coronation Road which is currently a dirt track which would again, cause even more chaos to Coronation road as mentioned further up in my comments, and our road which is a single track entrance to the farmers field, so again, not suitable for an entrance road as it's bad enough if we meet our neighbours head on as we have to reverse out of the road to let them pass.

Mob Lane, which is the top end of the development is again, not passable by 2 cars - you have to virtually stop to let another car pass along most of that road, which can be seen by no central white markings. Plus its the rear entrance to Shelfield School so it's busy and completely unsafe as there is only foot path on one side.

So say the development did go ahead - look at the demographics of who would potentially buy these properties - it would be aimed at families - so most families would come with children - so say 2 children per household - that's an additional 1600 kids to throw into the local area. Where are they going to be schooled? all of the schools in this area are oversubscribed as it is - so where are these going to be educated? there is already a large housing site being developed in Blakenall which will see even more children applying for Shelfield School and causing more people to use the roads to get to the school.

Local amenities are oversubscribed as it is - schools, nurseries, doctors surgeries, dentists etc - you can't get appointments as it is, so where are all of these people going to go? plus we only have one hospital in the town now, again, where are these people going to go - and this is just for one site, let alone all of the sites you are proposing for Walsall!!!!

So in conclusion, the site is completely unsuitable for development in terms of flood risk, risk and harm to human life as you are removing the lungs of the area by damaging the greenbelt, unsuitable because the local infrastructure is already struggling in terms of road usage, transportation issues, lack of facilities to cater for more people, overstretched GP surgeries and dentists, and the damage and potential death of the flora and fauna that live and thrive on the land you are proposing to destroy.
