There is an existing Public Right of Way that runs along the northern boundary of the site which will need to be incorporated into the scheme. The land will require some remediation works. The site has significant level changes towards the east due to historic excavation work; this will be considered as part of the outline planning submission/ masterplan. Part of the site falls within a SLINC, and ecological factors will be addressed as part of the outline application.
