Draft Black Country Plan

Representation Summary:

POLICY WSA9 - Land to the east of Chester Road.

I object to the proposed plan to housing being built on WAH230, WAH246 & WAH254 for the following reasons:

No engagement at all with local residents to inform them of the proposed housing development. Given that the estate that I live on backs onto the proposed site, I would have expected to have received something through the post informing me of the plan. By chance I heard about it via a local residents’ group;

The proposed site incorporates land with group tree protection orders and a site of local importance for nature conservation. Although not defined as "green belt" on the plan, in effect it is. This is not in line with recent Conservative pledges that homes will not be built on green belt. This is not just a few houses but a significant development which will effect the aesthetics of the local area.

The information provided in the plan is extremely generic in its design principles - where would you put a new primary school for example?

There seems to be no consideration of secondary school provision. The local secondary school, Streetly Academy is already oversubscribed. An additional 415 houses will only add to the problem.

Risk of increased traffic on the Chester Road during peak times;

Concern that longer term, access to the new estate would not just be via the Chester Road but possible via the Lindrosa Road loop. As the bottom corner of the loop backs onto the proposed site, this is a significant concern of the residents of this quiet estate
