Draft Black Country Plan

Respondent: Mr PHILIP THOMAS

Representation Summary:

I object strongly to this development on Wood Hayes Rd (marked on your maps as Wood End Rd) for the following reasons:

The destruction and building upon of the public open space on one side of the road will be a loss of a valuable public resource. It is a safe place for people to walk their dogs, for their children to play football and other games, and the loss of such an open area will be felt widely by the local residents.

The destruction of valuable grazing land will be a permanent blight on the landscape, at a time that we need the farming community to step up with food production we are advocating the removal of the tools (the grazing land) to do just that!

The lane that divides both sides of the proposed developments is a narrow one. There is a pinch point at the Blackhalve Lane end which is only wide enough for 1 car or van to go up or down the road.
There is a 7.5 ton weight limit on the road, as there is a culvert crossing under the road-this is on the border with South Staffordshire.
The road at this point also has several bends, which make it unsuitable for goods vehicles (bearing in mind the 7.5 ton weight limit they are NOT allowed entering from the Cannock Rd end if above this weight, and as nearly all construction vehicles and their building suppliers will be well above this weight...), also the junction with the Cannock Rd is nigh on impossible for anything larger than a van to rejoin the main road.

The increase in traffic on Wood Hayes Rd will also make it unpleasant to live in the area.
It can be safely assumed that of the 303 proposed dwellings to be built, at least 2/3 of the residents will use a car for going to work. Thats 200 cars extra on this road.
Assume that half head north towards the motorway, half either head to Wolverhampton or Wednesfield. At normal rush hour times there are queues to join the Cannock Rd, with the extra traffic this will be a nightmare journey to and from work for the new and existing residents.
Some could turn left onto Old Hampton Lane to try to avoid the line of traffic but where this joins the Cannock Rd is dangerous, a blind junction onto an already busy road, which recently claimed the lives of 3 people.
Going the other way is heading towards the pinch point mentioned earlier, just through which is a set of traffic lights. The queues at this set of lights in the rush hour is a sight to behold. Add the traffic from the proposed development and it will be a road management disaster. An additional exit from the new build estates will be needed, better than the repurposing of the current bridle path as this joins the already busy Cannock Rd next to Belton Avenue-another busy junction.
The addition of this traffic will increase the traffic noise for residents on Wood Hayes Rd, already bearing the traffic from the Cannock Rd, it will devalue and blight our home, and add to the air pollution in our area.

The loss of valuable greenbelt land, the increase in traffic (and subsequent air quality degredation)
are more than enough reasons for me to object to this development in the strongest terms possible.
