It is clear that the hope value of housing is pushing out alternative uses e.g Coombeswood wedge, Hall Green Greyhound Stadium (even with a community protection order) so there is a need to identify and protect such facilities.

There should be a sequential test to ensure difficult sites are developed first (including some reserved for office or mixed use) as the house builders will go for the easier green belt land they often already own in anticipation of release.

CIL has proved ineffective and the social housing requirement has driven down building plot sizes. There should be a way of funding new schools, surgeries, open spaces through Council Tax leaving the developer to fund necessary infrastructure and de-contamination.
