Representation Summary:

Policy CSP2- Core Regeneration Areas (CRAs) - Wolverhampton. The Stafford Road regeneration corridor extends westwards along the Wobaston Road, taking in the northern extents of my ward of Oxley. I note that CRAs are prioritised for regeneration/infrastructure or as termed in the Summary documents ("focus for housing and employment"). However, south of the Wobaston Road, the CRA contains Green Belt land, comprising Pendeford Ln pitches, Fordhouses Cricket club, allotments, open space and Fordhouses Pk (straddling Oxley and Bushbury North). Whilst draft Policy CSP2 refers to green infrastructure, Green Belt is not just green infrastructure. I believe it irrational and contradictory to include Green Belt land within the CRA and believe this would be contrary to national policy. This would appear to be unsound in terms of policy conflict or ambiguity i.e. would there be a risk of loss to Green Belt land included within the CRA (is there full protection)? I would respectfully request that the boundary of the CRA south of the Wobaston Road be reconsidered to omit Green Belt land and parkland or that Policy CSP2 be categorically clarified that Green Belt land within CRAs would not be acceptable for development (in accordance with wider Green Belt policy) but rather prioritised for environmental enhancements, remaining open. I believe this same consideration should be applied to all CRAs within the draft Plan.
